Q: Are cracks in asphalt common and how often should I have them filled?

A: Asphalt cracking can be directly related to weather conditions including freeze/thaw cycles. Cracking in pavement is pretty common and unavoidable due to expansion and contraction. KPS recommends inspection every 1 to 2 years for the best service life of asphalt. Crack fill is the single most important pavement maintenance activity.

Q: How soon after the service can I use my parking lot or driveway?

A: Typically, you can walk and drive your car on the asphalt 24 – 48 hours after service is completed.  Variables such as extreme heat can extend the curing period. We always recommend not turning sharply on newly serviced areas and making sure your tires are rolling when you are turning the steering wheel.

Q: Should I edge or clean my driveway prior to service?

A: No, our KPS crews will properly clean the asphalt as part of the service.  We use special wire brooms, blowers and other power equipment to provide proper adhesion for the sealcoat.

Q: Do you use spray or squeegee application?

A: Our crews are trained in both applications. For smaller driveways, we typically broom apply the product. For long driveways and larger commercial projects we prefer spray application. Spray application is more precise and gives a more uniform color. If you have a preference, please let us know.

Q: How much does it cost to have my asphalt sealcoated?

A: Each property is different.  Our pricing is based on the size and condition of the asphalt area.  Once we receive your request for pricing we will send out an estimator.  KPS can leave an estimate at your home, mail it to you or email. Our preferred option is email. Communication is key to the long-term satisfaction that KPS customers have grown to appreciate.
